Does Re-Siding Need a Permit in Maple Ridge?
Plan on yes.
Maple Ridge states that a building permit is legally required to build, construct, remodel, repair, demolish, remove or move any building or structure over 100 square feet. A house clears 100 square feet, and a re-clad is a repair or remodel of it. There’s no published exemption for siding.

Two more Maple Ridge factors sit on top of that. Properties in the Hammond heritage character area have their own design considerations. And the city’s tree protection rules can affect scaffolding when a protected tree sits tight to a wall.

Wildfire Question Nobody Asks About Siding
Maple Ridge has a Wildfire Development Permit Area. The city has been clear that the Wildfire Development Permit Area isn’t intended to affect existing development, so this generally doesn’t force you to change your cladding on an older home.
But the reason it exists still applies to your house.
In an interface fire, most homes ignite from embers, not from a wall of flame. Embers land on and around a house and find something that burns. Your cladding is part of that equation.
Fiber cement is non-combustible. Cedar isn’t. Vinyl isn’t rated for that exposure either.
If you live in Silver Valley, Thornhill, Whonnock, or anywhere along the forest edge, that’s worth thinking about while you’re already choosing material. The city’s FireSmart program page shows the wildfire development permit area map and what homeowners can do.

The Other Half of Maple Ridge
Not every part of the city sits on a forest edge.
Haney and Port Haney hold the oldest housing. Wood siding, stucco, and 1950s to 1970s construction. These homes usually have no drainage gap behind the cladding, and we find rot regularly.
Hammond has heritage character and older stock along the river flats.
Albion and Cottonwood grew mostly in the 1990s and 2000s, sitting on either side of the code change.
Silver Valley is newer, higher, steeper, and closest to the trees.
The BC Building Code started requiring a 10 mm drainage gap behind cladding on coastal residential construction on December 15, 2006. Maple Ridge has a lot of housing on both sides of that line, and it’s the single best predictor of what we’ll find behind your siding.
Steep Lots and Big Trees
Silver Valley and parts of Thornhill sit on real slope. Access is harder, staging takes longer, and the uphill wall is often the wet one because it stays shaded.
Mature trees are the other factor. They shade walls, drop debris into gaps, and keep the north side of a house damp year round. They also get in the way of scaffolding.

Slope, tree access, house size, storey count, cladding, and rot all move the number. A steep Silver Valley lot costs more to stage than a flat lot in Albion.

Cladding is One Part of a Bigger Picture
If wildfire is on your mind, siding is worth thinking about. It isn’t the whole answer.
Embers land on roofs, in gutters, in vents, and in the first metre or two of ground around a house. Non-combustible cladding helps. So does what sits against the wall.
We can tell you which of our products are non-combustible. Fiber cement is. Cedar isn’t. Vinyl isn’t rated for that exposure.

Signs It's Time to Call

On forested lots, check what’s sitting against the house. Needles and leaves hold water against the wall and against the base of the cladding. That’s the spot that rots first in Silver Valley and Thornhill.

We walk all four elevations. On a forested lot, the shaded wall is usually the wet one.
We check clearance between the siding and the ground. Debris builds up fast under trees, and it holds moisture against the wall.
We press on trim near grade and at window sills.
We check every window head. We check deck ledgers and railing bolts.
We look at what’s growing against the house. Moss and staining tell us the wall isn’t drying.
