It almost never comes through the middle of a siding panel.
Water gets in at the holes. Windows, doors, hose bibs, dryer vents, light fixtures, deck ledgers, roof-to-wall junctions, and every fastener that was driven through the weather barrier. Those are the places we look first, and they’re the places most quotes skip past.
We’ve been on jobs in Surrey where the siding was only eight years old and the wall behind it was soaked. The siding wasn’t the problem. The window head flashing had been installed over the building paper instead of tucked behind it, so every drop that ran down the wall got directed straight into the framing.
That’s a waterproofing failure, not a siding repair failure. And you can’t see it until someone opens the wall.
Waterproofing on a house is layers, and the order matters more than the products.
If you want the full drained-cavity version of this, that’s a rain screen siding system, and it’s the strongest option for a coastal BC home.
Surrey sits in one of the wettest populated corners of Canada. Environment Canada’s normals put the region well above the 1,000 mm a year that the BC Building Code treats as the threshold for serious rain exposure. From November through March, it’s not unusual for a north-facing wall to never fully dry out.
That’s the climate that produced the leaky condo crisis. Buildings went up across the Lower Mainland between the early 1980s and the late 1990s with sealed walls, no drainage gap, and small overhangs. Thousands of them failed. The rainscreen rule was the response, and by 2006 the BC Building Code required it everywhere on the coast.
Detached houses in Surrey weren’t part of the condo headlines, but they were built the same way in the same years. Cloverdale, Newton, Fleetwood, and older parts of Langley are full of homes with face-sealed walls, often clad in fiber cement siding, that have been taking that rainfall for thirty years.
Most of them are fine. Some of them are not. The difference is almost always the flashing details.

We also don’t do standalone window replacement. We install windows only when they’re bundled with a siding replacement, because that’s the only time the flashing can be done correctly from the outside.

We also keep a standing invitation open for any homeowner to bring in an independent third-party inspector to review our work.

No. We handle exterior above-grade waterproofing only, which means weather barriers, flashing, penetrations, and drainage behind your siding. Foundation sealing, drain tile, and interior basement systems are a different trade. We’re happy to tell you what we think you need so you can hire the right person.
It depends on whether it’s a detail repair or a full wall assembly. As a reference point, a full siding replacement on a 2,500 square foot home runs from about $25,000 with vinyl lap siding to about $37,000 with fibre cement, and proper waterproofing is included in that. Detail work is quoted separately after we’ve seen it.
Usually not, and we’ll say so. The barrier and flashing sit behind the cladding, so fixing them means getting to them. There are exceptions for surface-level work like resealing a penetration or adding a kick-out flashing. We’ll tell you which situation you’re in before you commit to anything.
If it was built before 2006, quite possibly. The BC Building Code extended the rainscreen requirement to all coastal regions that year. Homes in Cloverdale, Newton and Fleetwood built in the 80s and 90s often have siding fastened flat to the sheathing with no drainage gap at all.
Yes. Our 25-year workmanship warranty covers the installation and is signed by both the company and the individual installer on your job. Manufacturer warranties on membranes and barriers are separate and come from the product maker.
No deposit, ever. You pay after the work is complete and you’ve inspected it. We accept cash, cheque and e-transfer. We don’t currently offer financing.
