Langley is two municipalities, not one. The Township of Langley covers Willoughby, Walnut Grove, Murrayville, Brookswood, Fort Langley, and Aldergrove. The City of Langley is the smaller urban core around Fraser Highway and Brydon Lagoon.

They have separate building departments. They have separate rules. If a contractor treats Langley as a single place, they haven’t done the paperwork.

Our shop sits at 19340 65 Ave in Surrey. The Township’s building department is at 20338 65 Avenue. We’re on the same road, about ten minutes apart.

If your home is in the City of Langley, that’s a different department. Same street name won’t help you there. Two Township rules catch people out:

Permits and Paperwork in Langley, BC

Short answer: plan on needing one.

The Township requires a permit for most alterations and repairs to existing buildings. A full re-clad is an alteration to the building. Nothing in the Township’s published lists exempts it.

A small repair to one damaged area is a different conversation, and often clears without a permit.

Worth saying plainly: even where no permit is needed, the BC Building Code still applies to the wall.

What Langley Homes Need

The building stock here splits cleanly, and the two halves fail differently.

Willoughby and parts of Walnut Grove went up after 2000. Most of these homes have a rainscreen already, because the BC Building Code required a 10 mm drainage gap behind cladding on coastal builds from December 15, 2006. Problems here are usually localized: a failed sealant joint, an ice-damaged corner, a wall that never got proper flashing at a deck ledger.

Murrayville, Brookswood, Fort Langley, and Aldergrove carry much older housing. Wood siding from the 1960s and 1970s. Early vinyl from the 1980s. Stucco that’s cracked at the corners and stained below. These homes often have no drainage gap at all.

We handle both. A single wall repair in Willoughby is siding repair. A full tear-off in Brookswood is siding replacement. They’re different jobs with different prices, and we won’t sell you the bigger one if you don’t need it.

Rural and Acreage Properties

South and east Langley have acreage, ALR parcels, and outbuildings. Those homes get more wind exposure than a townhouse in a Willoughby subdivision.

Wind-driven rain is the thing that fails walls out here. A wall that would stay dry in a sheltered street gets soaked repeatedly on an open field edge. That’s where a proper drainage gap earns its cost.

Townhouses and Strata Properties

A lot of Willoughby and Walnut Grove housing is strata. That changes who makes the call.

The strata corporation usually controls the building exterior. You may own your unit, but you don’t own the cladding on it. Any re-side needs strata approval first.

Larger complexes often plan this as a full building envelope project. That involves the strata council, a depreciation report, and usually an engineer. It’s a different process than a single detached home.

We work on both. We’ll ask at the estimate whether your property is strata, because the answer changes the timeline more than anything else.

What We Look at During an Estimate

We walk all four elevations. The wall you see from the driveway is rarely the one that’s failing.

We check the base of every wall for clearance above grade and soft spots. We press on trim. Soft trim means trapped water.

We look at every window head and sill. Those leak more than anything else on a house.

We check where decks and railings attach. Bolts through a wall are a common entry point.

If we suspect rot, we open a small test area and then close it. It’s the only reliable way to see the sheathing.

Then we write the quote.
